Humidity is the Etobicoke problem you didn't know you had
Etobicoke's south end sits a few hundred metres from Lake Ontario, and the difference shows up in your carpet. Average summer humidity in Mimico and Humber Bay runs 5–10% higher than midtown, and lake breeze pushes moist air into south-facing units all day. That moisture binds with body oils and household dust to create the slightly tacky feel a lot of lakeshore residents notice on bare feet, even when the carpet looks clean.
Standard rental carpet machines make this worse, not better. They saturate the pile with too much water, then leave 30–40% of it behind to evaporate slowly. Truck-mounted extraction pulls 95% of the moisture back out in the same pass, which is the only way to deal with carpet in a humid lakeshore unit without trading a clean for a damp.
The Kingsway and Humber Bay rug situation
The Kingsway has more high-end area rugs per square kilometre than almost anywhere in the GTA, wool, silk, antique Persian, and a fair amount of viscose that shouldn't have been bought in the first place. We test every dye in the rug for colour-fastness before we wet it, and we hand-wash wool and silk in our facility rather than wet-cleaning them in the home. Pickup and delivery is free across Etobicoke, including the high-rises in Humber Bay where elevator booking is part of the dance.
Older Mimico and New Toronto homes
Pre-war and post-war detached homes through Mimico, New Toronto and Alderwood often have older wall-to-wall carpet over hardwood. Two things matter here: not over-wetting the carpet (we don't want water seeping through to the floor below), and using a pH-neutral solution that won't react with old jute backing. We adjust water temperature and dwell time accordingly, every job.
