North York is the densest stretch of high-rise housing outside the downtown core. The carpets we see here have a very specific problem profile: a tight elevator window, sandy salt tracked in from six months of Toronto winter, and grey loop-pile carpet in the corridors that the building cleans but rarely deep-extracts. Inside the suite, that same grit ends up ground into the entryway carpet, which is why the front 18 inches of a North York condo carpet usually wears out years before the rest of the suite does.
Our truck-mounted unit parks at the loading dock and runs a hose up the service elevator shaft. That matters because the portable spot machines most condo-friendly cleaners bring upstairs simply don't have the suction to lift sand-in-salt out of an entryway. The other half of our North York work happens in the post-war detached homes around Don Mills, Bayview Village and Lawrence Manor, bigger square footage, often two or three flights of stairs, frequently with a finished basement that hasn't seen professional extraction in years. These homes typically need 3–4 hours and benefit from the deodorising step, especially if there are pets or a forced-air furnace pulling carpet odour through the whole house.

Pet-safe products for North York's condo dwellers
A surprising share of North York condos are pet households, small dogs especially. Conventional carpet cleaning chemistry off-gases for days, which a pet living six inches above the carpet doesn't appreciate.
